Entrance hall for the guests with a little desk and bar area, next to the entrance the small but well equipped kitchen. Behind the entrance hallthe big dining room used for guests. This space is charming with a big fire place with Godin wood stove, beamed cealing, ceramic coloured tiles and three big windows facing west. Next to the dining room, is the spacious (private) living room.

Next to the entrace again, a door to the left gives acces to the owners's apartment with study/little sitting room, a bathroom with toilet, a shower room with toilet, a bedroom, storage and a big laundry room with all the machines for the B&B.

From the entrance a staircase leads to the 4 guest rooms. All the guest rooms have acces from a large landing with extra toilet and storage for the B&B. The B&B bedrooms are charming, a good size and all have their own bathroom/showerroom.

The whole house is about 220m2 and the lay-out is practical and easy to maintain. At the front of the house, next to the dining room there is a large terrace with awning, perfect to serve dinnners and a the back another terrace would be perfect to serve breakfast in the morning sun.

The plot is not large with 530m2 but big enough to receive and entertain guests and easy to maintain at the same time. You can go for a walk directly in front of the house and there is a vegetable garden just across the road to be used for free by the owners of the B&B.

Cosy house with the typical Burgundy character. Good location to receive guest and in a good general condition.
